LENDER WORKFLOWS
Connected research for development-finance deals
Investigate the borrower, review property evidence and examine appraisal assumptions in one deal workspace.
Inspect a worked credit-paper example: fictional source excerpts, calculations, a reviewer correction and outstanding questions.

Connect the borrower to the site research
Save a borrower, site postcode or title reference with the deal brief. Move between company research, registered charges and property evidence without losing the context of the proposed transaction. Verify that the records relate to the actual site and secured extent.
Put sales assumptions in context
Review available recorded sales, comparable transactions, EPC floor areas, local-market trends and planning or spatial evidence. Use the sources to investigate the assumptions in a borrower’s appraisal. Source coverage varies; an absent planning result does not establish that permission is absent.
Review the numbers and outstanding questions
Map and confirm relevant spreadsheet inputs before saving a loan analysis. Calculations include gross loan to GDV, gross loan to total cost and the arithmetic funding gap, with scenarios for lower GDV and delay. The agent can reference these reviewed figures in research and reports while your team keeps unresolved questions with the deal.
A question to put to the agent
Review the borrower’s proposal and available site evidence. Identify which sales assumptions need checking, summarise our reviewed loan analysis and prepare questions for the next credit review.
Questions from lending teams
Is Eben a formal valuation or a full cash-flow model?
No. Property figures provide research context. Loan sensitivities use stated assumptions, including simple additional interest for delay; they do not model every drawdown, selling cost or repayment event. Use appropriate professional valuations and your lender’s appraisal process.
Does Eben have complete planning and title coverage?
No. Coverage and freshness vary by source and location. Available planning records and ownership matches need verification against the relevant council and title documents. Confirm the capabilities available to your team during onboarding.
Can we share the research across our team?
Yes. Project briefs, files, saved findings, questions and reports are shared within the organisation. Agent conversations are personal to their author; useful answers can be saved into the shared research.
Review our data sources and coverage and security and document handling. Pricing and access are agreed around your team, usage and support requirements.
